These properties are all solid, with minor handyman type deferred maintenance needed along the way but nothing pressing. 

You may lose your earnest money, but, that would be a small price to pay compared to entering a black hole.As @Zach Quick mentioned your contractor can video tape the walk through or provide a live feed with Skype or FaceTime.I would just trust my team and press forward.Good luck.

Regardless I'm still going to press forward with getting my ducks in a row, so when the opportunity presents itself I'll be able to strike.  

Unless charger are being pressed, you just set yourself up to be their referee. 

@Robert Hudson I paid him a bit more than 2/3 already but he pressed the general contractor and said he wanted to get paid for the final payment.  

After a couple years of getting settled back in the real estate game, I plan to go full-court press, with a goal to get out of medicine by the time I'm 45 and only working when I want and doing medical missions (I'm 33 now).

I know at least one of them gets a lot of bad press so I don't believe they've been thoroughly screened... but could be wrong.
