We only have 2 months of data, and I'm sure November and April are going to be lower as those are traditionally slower periods in the White Mountains.  

It just so happens that to meet my criteria a home has to be below market value for the rental rate in the area, but I don't rely on that as a filter. 

I agree the maintenance costs should be well below a SFR.Add to that the mortgage pay down and this seems far from a “mistake” to me.

Hi - I'm looking to invest in a multi family market where I can find units below market and value add them to get market rents.

I’m one to invest In not so desirable areas to some, but even this is below what I’d dabble in.

If everyone one could learn to live below their means, buy assets, shy away from instant gratification and have a little more financial discipline  we could all exit the rat race sooner than later.
