To compete in this horrible market, I know Ill need to add a third bedroom, another bathroom, redo all the plumbing (it was built in '57) and electrical, and since its zoned for horses, do something with that.

They have 3 big dogs and 3 cats; however, I am getting $100 bucks a month more out of them then what the area calls for and they seem like "good people", so if the dogs chew some horse hair plaster or the cats pee in the corner, it's not a great lose..

Re Changing walls, I'm not sure that's the plan yet -- that's why I want to consult with a designer/architect first -- so I think getting a structural engineer and getting permits might be a little cart before the horse at this point.
