Hello, I looked on FilePlace and didn't find a Joint Venture agreement. 

Be honest with your assessment of yourself, and maintain it through whatever path of REI you venture into.

I feel this is a pretty safe venture as the funds are immediately backed by the real estate. 

This will let you factor 40% of the rent for maintenance, management, etc, etc, etc.Other ways to get into a property are to joint venture with others, find a property with seller carry back or seller financing.

I just need advice from some knowledgeable BPers on what routes I can go with my first venture. 

With the recent sales in the hood I'm fairly certain we can get a good deal more than the bank appraisal though.BTW, you guys are all great, what a wonderful resource BP will be as we move forward in our real estate ventures!

I know a local guy who does tons of flips using people's 401ks and I just thought we could work out some sort of joint venture..
