I took a bus tour a few times out there with the Montalongo show and Virtucci show and never saw anything that would be that nice.. but maybe we were not looking at the high end of Riverside or san Berdo... those would rival SF rents... and I have an investment in a project in Oceanside by San Deigo and we are not that high.. but I don't know much about socal.rents in Oregon are still under value but they have almost doubled in 7 years in many areas... local landlords that have owned for years are reaping the benefits..

To answer your question on the investment, I recently went on a tour with them in Belize.  

I’m planning a trip there in January to take a tour and meet the staff.

In 2 weeks I've had dozens of inquiries but only 2 people have showed up for their tour and even though they have asked for application I have not received any applications.
