With you living in one of the Units, if the expected gross rent return for the other three Units totals near 1.5% of purchase price per month (or even more), then I reckon that would be worthy of deeper investigation!

No real credit dings, within 30 days as they know you're shopping.The issue is that too many inquiries then begins to look like loan denials, then they and other lenders begin to wonder why, digging deeper to see if they missed something, can also just be this guy can't make up his mind, kind of flakey.

In palm beach county the bid is proxy. which means if I bid $1,000,000 and bidder #2 bid $200,000 - I'll win the property at $200,100.I'll dig deeper and try to realize what the JUDGMENT amount - which means the minimum amount the bank willing to let the property go for.You may find that by searching property name or owner name at the public recordsAnother factor to take into consideration is your competition. how much the property worth, area, rent restriction, HOA fee, cash flow producing percentage.

I am an agent and investor here in Mass as well and can pull some sold comps from MLS for you as well as dig a little deeper to try to see what the actual status of foreclosure is.

This is an area you want to target and dig deeper into.The other way would be to attend your local reia and find the cash buyers and simply ask what areas they are buying in.If you don't have MLS access you should be able to find an agent to pull the recent sales for you.Hope this helps!
