Most every prospect is a sub2 prospect and if you believe that sellers with 100% equity are self financing then it's not a stretch to say that all properties are sub2 candidates. the filters depend on what kind of investor you are.

I unfortunately don't have a lot of advice to offer, but I would definitely still report him to TREA for sure and then I would also, might be a stretch, go to a police station and tell them the situation and ask for their advice.

If I were gonna give bandit signs another try, I heard that making sure you putting them in a high cash sales area is good and aside from intersections, try putting them on long stretches of road that is 40 mph and under.
