There's a bit of conflict of interest in the buyer-agent relationship, but as long as the buyer is aware, educated, and makes her own decisions, she should be fine.

I'm surprised he didn't tell you that he would not be able to work on the deed for you because of the conflict of interest if he helped with the sale transaction on the property.

Forget the "Realtor" brochure about helping people fulfill their real estate goals, they are in it for the money and if there is no money they could care less about your deal (which I understand, as much as it may conflict with their advertised principles).
