That’s what I’m kinda trying to find out about, for someone who doesn’t want to use private or hard money on the first deal , simply because of how easy it wouldn’t be to use  traditional bank financing, and to get a better interest rate , would it be crazy to go this route for the first deal, to keep things much cleaner and easier, which will take longer but may feel a little more comfortable, I guess what I’m asking is for someone like that should they mostly look for deals on the mls ?

Hi All,    Big trucks with large fans & towels & dehumidifiers been seen at the rental, and tenant claims they hired carpet cleaners and staff to wash/clean all carpet&furniture.

I don’t love the rent to own concept for a buyer as it is often structured as a way to help the seller “sell” to a few renters and recoup all deposits etc multiple times… a lease option or a contract for deed - if your state has those - are a little cleaner and simpler.

I recommend keeping that separate and just pay them a fee from the LLC - the cleaner you keep things the better if you know what hits the fan.
