And yes, if yearly inspections show damage that cause a unit to fail these must be addressed by the landlord (you would be given a certain amount of time to repair); if they fail again the housing authority can withhold payment.Keep in mind while you're fixing the damage your tenant may have done you must attempt to avoid beating the hell out of the tenant as they sit on their rear ends watching TV while you work.

SageI was in a similar situation and actually I've had some contact with the Law Offices or Attorneys mentioned in some of the above posts, so I'll give you the Good Bad and Ugly from my encounters:Henry Kosteas Law Firm in Worcester: I kept seeing the guy on Real Estate TV Ads so I figured his firm would be the "Go To" firm for anything Real estate.

As for Philippine Visa Requirements, for those Nationals planning to stay for longer term visits to the Country, or for Non Philippine Nationals, a Retirement Visa may be applied through the Philippine Leisure Authority where proposed or "pre-existing investments may qualify the applicant for a Philippine Retirement Visa.
