He's right, sadly, on your primary residence is not an asset. 

I made that mistake back in 2011 with a LTR I thought I'd eventually move into and the results sadly scared me out of REI to this day.

Its sad that alot of farmers, especially when 3 or 4 ran an entire township years back and had weight carried with their names, get pushed down to wanting to rent land more than own it.

In today market, sadly, LPs need to be more educated than the GPs since most GPs have only been doing this for a few years so chances are they don't know much more than you, but they put on a good show.

Senior housing and assisted living is expanding rapidly but it's a very hard business, and sadly there are some people trying to take advantage of investors by leading them to think "it's easy" to get someone to do "just the business" and that "someone" will rent or buy a house for more than it's worth. 

Pro tip, print out and bring all laws you followed because lawyers and judges dont always know the laws sadly.
