The only question I have is if the appeal allows a new defense (the newly discovered "service animal" as 'protected class' defense, not part of the first eviction case) vs. judgement based on lack of jurisdiction, improper venue, or such gross irregularity of procedure as to make the judgment void.

If you spend a few more bucks and ensure it is correct you guarantee that the only way you loose is if you made a bad judgement on the purchase.

I would offer bring them a van, offer to have hire guys to move them, offer give them $200 6 hours AFTER they leave IF left with no damage, bring them a credit report and show them what a judgement looks like, tell them if they are not out in 7 days and take your offer, which expires in 72 hours, no $200, no moving van, definite judgment, terrible reference FOREVER.

I'm in California and only started investing out of state fairly recently, so maybe that's why I've never heard of deficiency judgements.
