I'd write down on my pad what seemed to be their key points.

If it really is cat urine and you have carpet in there, you may need to rip it out along with the pad, then check the subfloor and, if not too much damage (as in the urine hasn’t fully saturated the plywood), bleach, killz, an ozone unit, the replace/ reinstall the flooring.

If it were me, when I went to see the properties I would have that original sheet, a note pad and a camera.

There are so many investing strategies I could use: wholesaling, flipping, buy and hold, multi-family, foreclosures, short sales, crash pads, trailer homes, etc., etc. 

I dont remember using a pad but th runner was a pretty thick wool one.  

I think you're pretty lucky in that, while your wife may not understand REI and doesn't care to, she also hasn't put the brakes on your ability to move forward.
