What questions to ask motivated seller? ( Bandit sign response)

An older gentleman responded to my cash for houses bandit sign. He states that he has 6 properties that he is interested in selling because he and his mother are unable to manage them. We are scheduled to meet and I would like advice on how I should approach potential deal. Any advice and/ or suggestions are welcome.

These are my questions I ask when I get calls.

Can you tell me about the house?

What part of town is it in?

Does anyone live there?

Do you mind giving me the address of the house?

How many bedrooms and bathrooms?

What kind of general shape is the house in?

Anything owed still on the property?

Do you have an asking price in mind?
