Anyway just some ideas I'm bouncing around here. 

For example, I've transitioned from buy and hold to JV rehabs that my money is in and out of in about 4- 5 months, and then off to another....This is a great site to bounce those strategies of of others, though!

I actually bounced back and forth on just flipping the property before I rented it.I never really looked into doing a leveraged deal, mostly because I didn't want to deal with a bank for a mortgage since I was able to pay cash.

My current tenants seem financially stable, but in the past I've had tenants whose rent payments bounced on occasion.
