A buyer needs to have a really warm and fuzzy about the flooded house having been repaired correctly.Don't make the mistake of not getting a building permit either because that could come back to bite you because FEMA keeps track of whether or not houses were repaired with a permit and the risk is that they could declare it uninsurable by a future owner, in which case they could come back after you for it.

@Sean Ryan If I understand the land contract correctly, it's just a form of owner financing and while it might keep the lot in your friend's name while the buyer pays it off, it will still go out of his name once the buyer fulfills the contract and owns the land.

QUESTION #2: Everyone I listen to or talk to say "sign the closing contract then bring in the buyer like an hour later for the assignment agreement"Because if you sign the closing contract with the seller and the buyer backs out last second, you already signed the closing contract aren't you stuck with the house at that point?
