Small victories are still victories.

In NC there is a 10 day period for upset bids.

I was pretty upset.

Most sellers get upset after 90 days.

They have filed the foreclosure on the second mortgage and did establish the upset price.  

I've heard a lot of people are upset with the performance of their non-real estate investments and might be happy to get a 6-10% return with a longer term than your hard money guy is offering.

Your bid must be higher than the upset bid.

I guess I'd rather work with them than worry about an eviction process and trashing the place because they're upset.
