“DOs” and “DON’Ts” of buying at Auction. What do I need to know?

I’ve read horror stories about buying properties via Auction. For those of you savvy in this area, I would appreciate your list of “DOs and DON’Ts” and “DON’T FORGET TOs” for someone thinking about trying this for the first time (in Colorado). Go!!

@Alan Mills if you end up buying a lien at a trustee auction on accident, thinking you are buying a property, and then the property also goes to Sheriff sale for taxes, your lien falls off and is worthless. It’s happened to investors before.
