But I don't know your zoning laws or the demand for raw land in your area.I would dig around and see what land in your area trades for but this doesn't sound like the greatest deal in the world.

EXISTING buildings with tenants and income depending on purchase price can range from 4 to 6 percent total typically although it varies.In your range which is low for commercial an existing building definitely 6%.Now raw land is DIFFERENT.
