Interested in Texas and California RE, from New Zealand

Hello all!

I'm new to investing, from New Zealand originally, but moved to San Francisco two years ago for a job doing R&D for a tech company. I'm getting a real estate agent's license in California next year in my spare time, with my studies starting in January 2020. I bought an expensive house here in Concord, CA, and am already regretting the negative cashflow and limited options I have with it. Nevertheless, I am glad that Bigger Pockets and the books I've read like Millionaire Real Estate Agent and Loopholes of Real Estate and Rich Dad, Poor Dad have given me the understanding to avoid deals like it in the future.

I just finished my first BRRRR assessment using the calculator provided by another Bigger Pockets member. My calculations are available here: https://docs.google.com/spread...

Would love to know what you think of my calculations and whether they look good? It's a good buy at 2408 Webster Street, San Angelo, TX on zillow.com right now from what I can tell, though I'm just doing the calculations for the experience. 276% cash on cash return and 10% cap rate, though I'd like some verification for sure!

I'm interested in partnering on BRRRR deals in Texas. I will be trying to attend meetups and what not in the East Bay in San Francisco's Bay Area in future in the next few months also. Looking forward to a fruitful experience here on BP.

No worries Tamara. We are definitely out here on our own. But, I'd say you have some misconceptions about San Angelo. Also, I'd agree that many lenders in your area won't lend in smaller markets like San Angelo, but we also have many local lending options available that may fit Dylan's needs.
