Unless you’re dealing with c-d neighborhoods, always include a nice stainless ice/water in door fridge.

I do like the following criteria: EnergyStar, Black Stainless, No water filters, Yes to ice makers (provided there is a spot for the water line).

.#1 - I have indoor pools in some of my cabins and the insurance company provides me with specific verbage they want in my rental agreement and they want that initialed by the guest.#2 - I "feel" like I would have better coverage if something bad happened and I was taken to court from a liability standpoint.  

We have an extremely tight budget as we are doing this as a favor to a friend, not as a money maker. 

Regardless of the rental there are a few amenities that make renting much more appealing.

You need a hard money construction loan at 65% of completed value (you need 35% cash ready) it's going to cost 14% and piles of points (I do not do these, no never)  they will want reserve accounts to hold in case you don't finishThere are scam franchises, be careful.Go work for one in Administrations or Sales and get an idea what it takes to find residents and the tangles before you get family to put up money.Your question is what will it make? We rent a nice pool home with indoor and outdoor seating areas so everyone is comfortable.
