Refrigerator in rental

What type of refrigerator is the best for a rental?  The house is a small cottage, around 800 feet.

The "standard" for a long time was an 18 cubic foot Frigidaire.  Width on this size is 30 inches.  This would be fine in an 800 square foot rental (as I'm assuming there won't be 5 or 6 people living in it).  These used to run under $500 at Lowes (which always has a sale on appliances).  Now...same frig but over $700.  Lumber prices have declined considerably but appliances remain high.
