Maintenance is higher and needed more often; believe I was just out cleaning my deck and patio this morning and noticed a lot of small things that need to be addressed soon.  

The fire started at the deck and moved into the house from there.

They have to have people on deck to handle any type of situation.

I completed a similar rehab: needed insertion of beams for structural support when we took down a wall between dining and kitchen, plus new deck, and a few window enlargements.  

The area has everything from small beach bungalows to 6 BR homes with multiple sun decks and high end finishes.
