Close to done on Second Flip

Putting this one on the market. Finishing last touch-ups. I will try to list for sale by owner for 2 weeks. If I don't get any offers by then, I'll list it with a friend (Agent). It worked on my first flip.
This one has taken more work than anticipated. I bought the property landlocked, sight unseen. Large log home (almost 4000 sqft) on 2 acres. It had an attached garage, and also a detached garage that I knew was not included with the property. I hoped I could negotiate with owner of the land around the property, to buy detached garage with a few acres. After a lot of negotiation, I was only able to buy the garage with the whole 56 acres.

Renovations included:

- New roof on both house and garage.

- Fixed all rotted logs, caulk and stain.

- New hardwood flooring on most of bottom floor.

- New carpet upstairs.

- New kitchen cabinet doors.

- New vanities and toilets in all bathrooms.

- Stainless Steel appliances.

- Smart Thermostats.

- Bushhog and mulch overgrown pasture.

- Paint inside and out.

- New front porch and new deck/patio on top of garage.

Hoping to sell it fast. I was able to buy the house cash. Used heloc on another investment property to renovate. And got a heloc on this house to buy the land around and garage.

Purchase price: 90K

Renovations: 95K

Holding Costs (5 months): 10K

Garage and Land Purchase price: 195K

Had house with 2 acres appraised at 300K and land and garage at 250K.

Selling for sale by owner for 519K. My agent thinks we can put it on the market for $549K.
