Even if you wanna let this PM try managing your STR, I'd be hesitant about using a PM who lacks STR experience - they might quickly be in over their head which will hurt your bottom line as you accumulate 1-star reviews & get pushed back to the 12th page of search results on Airbnb thus lowering your occupancy rate. 

And maybe your listing now has 40 reviews, sitting at 4.98 stars.

To be financeable the home must be a 5 star energy rated house as well.

Did not expect 5-star ratings but you can read some reviews of owners to get an idea. 

It's much more important to have a rock star real estate agent who understands your goals and what you're looking for in a home and neighborhood and then just hire a great inspector to check the condition of the home itself.

Look at the competition, specifically the ones charging top dollar with tons of 5 star reviews who stay fully booked.What draws people to these top properties?

Folks like this give reputable, hard working people that are trying to make an honest living a bad name.I wish BP would allow a star rating for professionals on the website.
