I currently live in Orange County, CA but am activelyInvesting in Hamilton Ontario.

We have also been considering other areas up and down the gulf, like Gulf Shore/Orange Beach, Destin/30A areas, Mexico Beach and St.

I don't know very many meetups here in Las Vegas but I am new to real estate investing and also come from California...Orange County for me!

Do you think it is worth investing in surrounding towns (Elizabeth, irvington, orange)?

You might can assist them with this.For example if they don't know the difference between  orange peel texture, level 5 smooth drywall finish, and Italian plaster, or maybe the difference between LVP, engineered wood, and 3/4" hand scraped hardwoods, or even the difference between softwood and hardwood, then that can perhaps make a difference when showing the house to certain people who do know the difference.What kind of appliances have you used? 

However, seeing you are in Orange County, CA, you will have to buy out-of-state for sure.
