My gut says you could find deals with better numbers and less risk - even if it meant investing  remotely - even though I’m not a huge fan of the additional expenses that remote investing entails.I wish you the best, but would encourage you to do some comparisons on other properties that are straight rentals without major renovations to see if they are easier / more straight forward avenues to get into real estate.  

I encourage them to unleash their inner beast and to relentlessly pester the property manager until they take the 5 minutes required to complete and send over our Verification of Rent form.

Thank you all for your responses - very much appreciated.The purpose of the email is largely to encourage the borrower to contact us to work out a cash for keys / DIL.

They may even price it low to encourage a bidding war.

Liza Rhima I'm a newbie and in late Jan 2013 I stumbled across Sean Terry's youtube channel and was encouraged by the case study videos...obviously its cool to see them make the checks but it doesn't go through a lot of the process in which they made it.So naturally, I went to his podcast since some of the case studies mentioned it on their youtube channel.

I encourage you to do it, NOW!
