There is a great many tools and tactics still readily available for powers that be to use to prevent a USD failure AND a failing USD would cause too much harm to too many of the world elite at this moment for it to be allowed, they would sooner end the NYSE than the USD, that is a fact.

Just not a day to day tactical operator of the business side of it.We used 50% of advertised rents and prices of nearby sold prices to calculate a ten block radius cap rate.

I agree that many people misuse this tactic and letting an insolvent purchaser take title this way would be an ill advised move for most sellers.

Generally I don’t advise it unless the buyer is a master in negotiation tactics because I don’t want my buyer to overpay simply because they had too many beers and let something slip that put them in a weaker negotiating position.
