In an upscale neighborhood in Brentwood California a guy rented out his guest house on Airbnb.His latest guest has now lived in his guest house for years, she hasn't paid rent in 540 days, and she is saying she will not leave unless the owner pays her a $100,000 fee to relocate.The city building department determined that the guest house was technically never approved for occupancy and it also has an unpermitted shower, so at this time it's looking like they are going to rule in favor of the tenant.

Subject To" is legal when done legally and wisely, but "legally and wisely" is not what I'm seeing happening in the creative financing space right now.In light of your perspective, I kinda agree.There very likely will be a bit of lawsuits and even legislation that will be in acted as a result of unwise students who just see this as a get rich quick scheme and the latest toy.As you said, “legally and wisely,”and for many this is like giving a loaded gun to a toddler.This is why I said in a separate post that this industry as a whole should be run more like the “real estate professional business,” 2 years under a broker before you go venture out on your own.However we don’t blame the hammer for an incompetent carpenter.The tool itself is valid.
