Still looking at it but it looks intensive to get the return and my business keeps me really busy as it is.With anything you have to ask yourself what the return will be for the time invested and how much structure will you have to put in place (people and systems) to manage the return??

Lyndahl with his success in the industry.. and I know not all Gurus are bad  ... my thought process is based on the criteria expressed above.. that is a pretty thin slice of the real estate pie to go and find.especially with the intense competition these days for multi.. obviously there area deals.. but can a room full of people really expect that each and everyone of them will land one ?

My intensions were to start building a list of Buyers and Sellers to create whatever deal I could work out. 

I committed 100% and worked 3-10hrs a day following the process for a straight 7 weeks prior to the success reflex 3 day intensive because I believed the testimonials and his system.

Given these improvements are ‘physical’ /labor intense improvements? 

@Evelyn Kop the analysis paralysis is SO REAL...granted it's only been a few (but intense) weeks for me as I'm still in the infant stages of learning about real estate investments.

Total cost $0, however it is much more labor/time intensive.If you are a cash buyer you can also network with local wholesalers but I would caution you to vet them and make sure they are actually the ones getting things under contract, rather than just passing on another wholesaler's deal and marking it up ("co-wholesaling"), which I'm seeing a lot of these days unfortunately.I think you need to sit down and look at your available financial and time resources and decide whether you want to prioritize spending more money on larger mailings, or less money and more time on more labor intensive (but less competition) niche markets.
