Leads Coming In but loosing interest!

I recently took the first step towards building a good list of motivated sellers and investors looking for great deals. I started out by posting an advert in 10 high-rise condos in Calgary, Alberta. My intensions were to start building a list of Buyers and Sellers to create whatever deal I could work out. These adverts basically identified that I am not an agent but am buying condos in each of these buildings. The response was better than expected, and my initial sellers list was in the works... In trying to find out their motivation for selling they began to loose interest and eventually only made it to a single seller (but was highly motivated).

I'd love to hear what the network at BP thinks of the process taken. Is this common to loose so many leads while finding motivation? Is finding out their motivation as important as I thought it was? I'd love to know what other thoughts there may be on this list building activity!

For insight purposes, I got the seller all the way to getting the condo under contract. The deal ended up falling through while looking for the right buyer, but no matter it was an awesome learning experience and was my first attempt at Wholesaling (the beginnings of a great list has began to take form)
