Finding good cleaners might be the hardest part of doing STR! 

Service the major systems 2x a year and you will be fine.Get a great cleaner(s) who can really watch what's going on.

this is exactly where my wife and i were. we are now under contract. our place is almost completely turn key, but we want to swap out the carpeting for LVP (beach area, looks cleaner and easier to maintain). we know it will be a quieter market until beach season starts. but it also gives us a chance to get some people in, even if just a few, to make sure everything is set up correctly and start getting some reviews behind you.

I don’t love the rent to own concept for a buyer as it is often structured as a way to help the seller “sell” to a few renters and recoup all deposits etc multiple times… a lease option or a contract for deed - if your state has those - are a little cleaner and simpler. 

Maybe also have the cleaners logout on their checklist, as well.I just stayed in an STR in my local area. 

But I do know, it's super important to get a good Airbnb cleaner/manager. 

STR is going to yield more revenue, but it requires customer service, management of cleaners (or cleaning the place yourself), dealing with repairs or damage to the property after stays, initial setup of platforms, and continued inventory replenishment to keep the place stocked.

Also, if you are going to have different terms with this deal it would be cleaner to start another one with its own Operating Agreement. 

Like most of the less developed panhandle coast, labor, builders, cleaners are limited supply.

We will need a reliable cleaner and handyman in the Athens area.
