Risk/reward is a key component to evaluate, and I would put regulatory complexities on the risk side of the equation.Better approaches more suited to an IRA would be to have the IRA be a private lender and loan money to other unrelated flippers, or to buy a property with IRA funds and a mortgage that would be held long term for rental income.Keep researching and get on the phone with a few professionals in the field.

hi charlotte. i have never used a PI to locate someone, but i have several different methods i have used. first, find out if they own anymore properties in the area, even if it is a rental. they may have a tenant or 2 that would send you to where you can find them. second, check the local newspaper for obituaries. if they have passed away, the obituaries always lists the surviving relatives. find them, one of them will be in charge of the estate. also, call the local hospitals and jails, they may be in there as well. lastly, knock on neighbors doors. every neighborhood has the local " busy body" that knows everything about everyone. find them!!!!!........

I would reckon that even an LLC is somewhat of a head ache from a regulatory perspective - you will need an attorney to draft a PPM, also I believe you will technically become an investment adviser so far as The Investment Advisers Act of 1940 is concerned, and probably an investment manager in the scope of The Investment Companies act of 1933.

I just like the copper stub out and in situations like a shower and tub combo or a balance loop for body spray I will use copper since it's more rigid and secured.
