You can absolutely screw up and lose money trying wholesaling.Words like no risk, can't lose, guaranteed etc. all imply an absolute outcome.

Be careful - this sounds like you now have an employee, with all of the obligations that are implied by employment relationships (income tax withholding, insuring for workman's comp, bonding in case of theft in unit rented by somebody, etc).

Now come on, it doesn't take a genius to critically think your way out of this one, the investors are not physically breaking down the front door, stealing the house keys and forcing families out onto the street as she seemed to imply...no one is forcing the people to sign the purchase and sale agreement contract...if they didn't WANT to sell for below market value, THEY DIDNT HAVE TO.
