Things are tough on one side with the eviction moratorium, but really nice for property values.That being said, there is an unfortunate tendency for many to exaggerate their success. $10K in cash flow probably doesn't include CAPEX expenses.

We also use Cozy to collect payments, which is easy for both parties, as it’s linked to both our bank accounts (tenant and landlord).I could have even used Cozy to collect the security deposit, but I used a old-fashioned check for that, since I wanted to deposit those funds into a completely separate account, and I couldn’t figure out how to do that through the Cozy setup.

This is more of a quality over quantity debate, 10 families in a nice area will most likely treat the property better and have a tendency of staying longer.To put everything into context I’m doing the out of state turnkey thing.
