I also see ASSIGNMENT filings, along with S-TR and FORE notices in the last year or so it's pretty clear to me that unless you can show evidence that the terms were satisfied, you run some risk assuming that the seller statements and presumptions are correct.

and when the seller is way off (which i definitely expect), you then go and renegotiate the terms since you have evidence to prove to the seller their numbers are way off (contractor's repair esimates and a CMA, etc.).

If you had a decent income two years ago and combine that with the obvious evidence that you can generate income from real estate (which you did), you'll be over the hump with the income question.Using your own home as collateral, most lenders won't flinch if you're asking to borrow only 50% of your home's value.

As far as other people living there, not sure how you'd prove it, but I'd likely take pictures of the evidence you see in bathrooms, bedrooms, toys, etc., then leave another copy of the lease with the sections highlighted about late fees, payment, and other occupants, guests and how long they can stay.
