New floors, molding, LED recessed lighting throughout house, new paint, new kitchen countertops/sink, bathroom/laundry room floor tiled, shower wall tile, new vanity, new doors. 4.

I am thinking exterior paint, interior paint, maybe a new prefab counter top, ceramic tile floor in kitchen and bath, new bath vanity, poly the floors, new lights throughout and new faucets and probably a few odds and ends.  

Granite counter tops and plush carpeting have no place in a student rental.

Replaced floors with tile throughout, new counter tops, paint throughout, resurfaced kitchen cabinets, baseboards, ceiling fans and lighting.

I also updated the flooring, painted the kitchen cabinets, painted the inside, added new trim, and granite counter tops throughout the home.

Taking bathrooms as an example, how do you figure out whether a quartz counter top is worth the added cost or something that won't command a return?

The rental market is really good here. i put vinyl planks in that look like wood, and i had a little breakfast bar made out of  green granite. i put new laminate countertops in, and in general just got the place as clean as i could get it.

Sometimes the market justifies a 'clean and flip,' but most fix and flippers can't see past their investor tan paint, stainless steel appliances, and granite counter tops.

New IKEA kitchen with granite counter tops, nice undermount sink etc ~$10k2.

Usually looking at a marble/quartz/granite countertops in the $50 a square foot range.
