I am thinking exterior paint, interior paint, maybe a new prefab counter top, ceramic tile floor in kitchen and bath, new bath vanity, poly the floors, new lights throughout and new faucets and probably a few odds and ends.

The rental market is really good here. i put vinyl planks in that look like wood, and i had a little breakfast bar made out of green granite. i put new laminate countertops in, and in general just got the place as clean as i could get it.
