Closing costs near $5K2) The bank my father uses for a lot of his properties (US Bank) is pushing me to do a Portfolio loan for this property since it will be a lot easier to accomplish without complications since they would own the loan and not have to jump through Fannie May/Freddie Mac hoops.

@Lee Ribeiro lots to go over here so I'll try my best to address these one at a time:"Getting mortgage under my name to get around me being on title less than 6 months" - this method will NOT get around this Fannie/Freddie requirement.

If they do need work and are in an area that looks towards gaining more equity, I will sometimes recommend going with a Fannie Mae loan so that you will garner more cash to do the rehab, then increase value and refinance later.

Partial doc lenders are private lenders, not freddie/fannie insured so the rates are higher, but they're willing to work with self-employed individuals more readily.
