Having said that, as an LP myself in 30+ deals, and collaborating with many other LP's the main reason myself and others choose to invest in syndication via LLC is the anonymity that could come along with it from outside litigation.

Thank you for the input, please guys I am not whole selling anything. just bringing buyers and help them with the deal, I am underwriting the deal making sure numbers work for them, advising potential problems, provide market inputs, giving advise if forming syndication, negotiating deals via subject to when needed so I am not acting as a regular real state agent who does not do any of this.

You also have to deal with a bunch of tire-kickers who just waste your time.The rest are only worth advertising on via syndication as not really enough traffic to justify resources to manually add.Of course, this is for our Metro Detroit market, each market may vary somewhat.
