Very unstable.

As many have previously mentioned before starting be clear on your general budget upfront (it's going to change... material costs have been unstable), and spell out specifically who is writing what checks.  

OH yes the dream of all CFD resellers  :)   my Detroit guys and gals that did this.. the default rate over a 36 month period was about 85% .. folks that live in D areas just tend to be quite unstable for all sorts of reasons.. 

Open a pic on any decent large desktop monitor and zoom in a little, and you can learn much more detail than from an unstable video.

@Becky HoffmanFirst off, I wish you all the best on the situations you are going through.Being realistic regarding your options, I don’t know if a hard money lender is going to “bite” on a $750,000 loan in an unstable situation… divorce, your experience in real estate is just starting, and you don’t have an income of your own, not to mention your debt to income is probably a challenge as well.  

Since it isn't attached to the ceiling it will be unstable using nails... and still unstable if you screw perpendicular into end grain.

In an unstable market cash flow is what will keep you afloat and speculating on appreciation could sink you so it's a double edged sword.

The thing you need to understand about mentally unstable people is they don't react rationally.

With flips- the market is incredibly unstable right now depending on the area.
