The interest rate is obviously important, but as long as the property is going to perform the way you want it to I would just say go for it! 

Yes the reason I am doing a sub-to is because I don't quite qualify.

However, the income from rentals, some being higher due to I/O notes, allowed me to qualify for the purchase.

Be familiar with the tenant laws of the state you are going to, I think WA is one of those states that favors the tenant heavily which can sometimes create headaches with managing!

They also prefer their own place, not renting by the room unless they have to.  I

I think what sold me on not selling the home "subject to" is @James Duffy comment, "subsequent payments received on the note will be taxable".

I didn't know where to start or where to look or whom to turn to I was lost with no one to turn to and they were the first ones to give me a false hope of support, before I found this company of course I couldn't get no kind of support from anyone, but I am realizing now that you are completely correct and they're not going to help me in any sort of way and I need to move on to try and find another way of getting some kind of support in my choice of doing this but thank you for your honest opinion and if you have any other suggestions or anything you think might help me on my journey I'd be happy to listen.
