You have saved enough cash to purchase a small 2 bed, 1 bath single-family rental that already has a tenant.

It felt like a no-brainer for the value of the land, but being able to utilize a traditional mortgage because there was a clean yet simple 3 bed 2 bath house on the lot made the deal even sweeter!

Likely just light cosmetic, fix ups, bath and kitchen remodel, landscaping. 

All utilities are at the street. 

The city's infrastructure is not the best, streets are awful and every building is old.
