To put that number in context, I have spent $125,000 where I live and net more (granted, bought it 4 years ago, but the point remains… $1,000 a month on a $500,000 investment isn’t spectacular in my opinion.)We did the math starting out and to put it in short terms, the least you can spend to make the greatest return is the best deal to stretch your money and optimize your return.  4 years ago that was buying at $75,000 a door to make $1,000 a month and net 1/2 of that clear after all expenses and a maintenance reserve.
