It is obviously for a different reason but the idea is same either what kind of business you are in.

Typically interest only, construction bridge loans are great for that kind of transaction. 

I'm also considering a separate living room space or maybe some kind of artist studio. 

But it won’t take that kind of event for someone who needs cash flow to fail.

On the other hand, if these are in terrible areas, you introduce a different kind of risk. 

I'm having a hard time finding any estimating tools for this kind of a project, adding a story and multiple BR/1 BA, and wondered if there were any tools, sites or recommendations any of you have for this kind of a project. 

I have been working and hoping for 15 years or more where I could get to the point and do these kind of projects and not feeling like I am being irresponsible to my family.
