- What data hygiene scrubs do you perform when preparing a list for marketing?

I have to scrub listings and know what my clients are looking for.  

A good scrubbing was needed. 

I scrub the list to remove things like properties with a mortgage, duplicates, etc. and spend a tremendous amount of time on pricing, because although these offers may be a lot less than retail, they are not out of the question.

Why would I drive around for three hours to get maybe 10 possible properties when in that same time period I can download a list of 10,000 people, scrub it, and mail it.

I’d say if you wanted to be proactive you could call a title company get a list of your criteria and send mailers or scrub lists for contact info but that’s a lot more involved.

So far I've been buying lists, scrubbing the heck out of them, and tracking down the owners the hard way (manually).

Stained cabinets with heavy wear (or heaven forbid, tenant scrubbing with steel wool to get rid of built-up grime so can get security deposit back and scrubbing through the finish) are really hard to renovate inexpensively.
