A trust is a more expensive route to go administratively (mostly amount of headache), but there's a good chance you don't really need an LLC anyway as you may not get the limited liability aspect depending on how you operate the properties.

I’ve done a lot of research and needed that confirmation to make sure what I was finding is true, as there is a lot to think about especially when you add the traveling aspect of it!

One of those provides direction, the other manages every aspect of the business to include who sweeps and mops and what paper to order for the cash registers. 

There are some good things mentioned here about other aspects to look at such as appreciation or tax benefits, but I totally understand wanting to cash-flow out the gate.

That seems more than just a RE investment: To me, the casino aspect of the investment would require specialized expertise (knowledge and individuals in place to make sure the business is a success) that seems to be a greater risk than the RE side of the deal.

Financially this deal makes sense; however, I am concerned with the safety aspect… I must live there for a year since I am looking for an FHA loan.There are areas close by that i know can have criminal activity but I am uncertain about this specific area (1-2 mile radius).

I think one aspect to keep in mind, as I understand it so far, is that "business as usual" can still continue. 

It was very childish and unfair of me to “sneak” out in a way "This to me was the biggest aspect I was concerned with handling wrong, so I feel somewhat relieved that I can begin taking things into my own hands and get this property cleaned up and back on the market.I really wish there was something I could look back on and know that I made I mistake on in renting to her, but overall I could not find this mistake in the background, credit, references etc.
