and it currently has "wall/window AC" that looks horrible (old style, dirty, randomly located like under the window or high above the window) so really bad for marketing the unit in STR platforms.I want to change them ASAP!! 

We are looking for those random things that cause headaches that are a tenants fault. 

Also, not a fan of having an agent or PM be your main boots on the ground for a random market that you are not fully immersed in unless you are a very savvy and highly experienced investor.I used to invest out of state as well and its certainly a lot more to it than many may think and your numbers on paper will usually look much better than reality.Cheers

If we DO get a call, it’s for something random (like 2 weeks ago, a tenant called because part of the fence blew down when we had some high winds).

I would strongly recommend that you get started locally rather than buying a random property in another state.
