If your ready to go, I would put aside a few hundred for marketing - business cards, postcards, fliers, a list or two if you don't want to take the time to look things up yourself.  

I mailed out my postcards, month 1 no response.  

I started with a postcard campaign to 'Absentee Owners'  You can get a list from Listsource.  

I don't have a lot of experience but my success came from mailing postcards every month.

We have a small marketing budget to start and will be sending out postcards to Absentee Owners who live out of state.

You are limiting yourself to letters, which (as a general rule) cost 2x as much as postcards.

I only use them for actual yellow letters though, I use Vistaprint or other similar sites for business cards, postcards, etc. and haven't had any delays there.
