I have a situation where a person I know is moving out of the country and would be looking to put their home for sale in the summer.

I would pay them whatever the sale of my property yields, minus any taxes incurred due to not taking a mortgage out.

I have had sellers agreed to owner financing as well as sellers to take steep discounts, as well as sign a purchase and sales agreement with me on the spot. 

Foreclosure sale price + accrued costs mean sale price on satisfies loan.  

Comps wise look under 1 mile and the past 6 months for sales.
