The numbers  for expenses are what I am using as a standard, I know I am off on insurance (I don't know how to estimate, but the email is sent to my insurance agent and it's Christmas so I don't expect an answer today) but I don't know what other numbers could use polishing.

I am currently using REIKIT and there are some items that need polishing. 1.

Honing/polishing the edges (or doing things like a bullnose) can add costs.   

Do expect to hear from me down the road as I polish some of knowledge and get closer to my move.

Luckily, I had some reserve capital saved up for rehab so I can polish these units a little to make it more rent worthy. 

Why not acquire your list(s), polish your script(s) (foreclosure, divorce, etc.)

I picked up this off-market 4bed 2bath that needs some polish for $12k in October. 

The currency exchange rate is very attractive right now, it is almost 4 to $1, and while it is not possible to predict precisely the currency movement, most likely the dollar will get weaker and polish zloty get stronger, by looking at the history.  

Potentially you could use depreciation to lower the Polish rental tax even more.

It's very close to Little Poland (Broad St - lots of good polish grocery stores and restaurants), so that's a plus.
